Who chooses the title company in Pennsylvania?
In most Pennsylvania purchases, the buyer chooses the settlement company, and federal law (RESPA) prohibits a seller from requiring a particular title insurer as a condition of sale. Your agent or lender may recommend one — our job is to be the recommendation they're glad they made.
How much does title insurance cost in Pennsylvania?

Do I need owner's title insurance if my lender requires a loan policy?
The loan policy your lender requires protects only the lender. An owner's policy protects your equity against problems no closing can fully rule out — forged documents, missing heirs, unreleased liens, recording errors — for as long as you own the property. It's a one-time premium, and in Pennsylvania the filed rate makes adding owner's coverage at closing straightforward.
What does "title back to William Penn" actually mean?
Pennsylvania's land-title history traces back to William Penn's 1681 charter — through proprietary warrants and patents, then forward, deed by deed, to today. When a seller gives a general warranty deed, they warrant title against every claim, in principle all the way back. A careful title search is how anyone knows that promise is good. That standard is what we named the company after.
How fast can you open a file and issue a commitment?
Files are opened and acknowledged the same business day we receive the agreement of sale or refinance request, and we put our commitment turnaround in writing when we confirm your closing window. Every commitment is reviewed by a licensed Pennsylvania attorney before it goes out.
How should I send funds for closing — and what about wire fraud?
Never rely on wire instructions received by email, even if they appear to come from us — we will never change wire instructions by email. Before sending any funds, call us at 724-733-7700 and verbally confirm the instructions. Wire fraud is fast, real, and usually unrecoverable; verification takes two minutes.
